Building A Deck Process

    1 Measure Your Space
    1. It's important to know how much space you're working with.
    2. Do you have any obstacles in the way?  Trees, gas metres, egress windows, buried lines?
    3. Do you have any registered easements, setbacks, or other municipal rules that may affect your project?
      • Easements are typically identified on your Surveyor's Certificate/Real Property Report.  Otherwise, a call to each utility company may be required.
      • Setbacks are typically identified in the permit application. If you're unsure, contact your building department at the city/town office.

    2 Determine Your Budget
    1. We know, this part isn't any fun. But decks are like cars, they can be low cost and functional, or high end and luxurious. So this is an important step to save time, effort, and disappointment.
    2. There's a good chance you have no idea what this is going to cost, so use the following *VERY BALLPARK* numbers to help set your budget for MATERIALS:
      • Wood Deck w/ Wood Rail $15-20 per square foot.
      • Wood Deck w/ Aluminum Rail $25-30 per square foot.
      • Budget Composite Deck w/ Aluminum Rail $35-40 per square foot.
      • Mid-range Composite Deck w/ Aluminum Rail $50-60 per square foot.
      • High End Composite Deck w/ High End Rail $75-100 per square foot.

    3 How Will You Use It
    1. Jot down the use cases for your deck.  Are there certain useable areas you want to include? Dining area, BBQ zone, lounge area?
    2. Are there items you plan to have on the deck? BBQ, hot tub, patio set?

    4 Sketch It Out
    1. Sketch the house, obstacles and dimensions from Step 1 on a piece of paper.
    2. Sketch some layout options for your new deck.  There are a few things to keep in mind during this process:
      • Space; Leave enough room for the things you want to do.  For example, most BBQ's will require approximately 6' width of space.  A small patio set will require a bare minimum of a 10'x10' space.
      • Budget; If your budget is $10,000 and you draw a 10'x20' budget composite deck, then you should be okay as that will be in the ballpark of $7-8000.
      • Materials; Composite decking material is available in 12', 16', and 20' lengths.  Work with those numbers to create cost efficiency.

    5 Choose Your Materials
    1. There are a lot of decking options out there. Pressure treated, cedar, composite, PVC, hardwood?  It can be daunting.  If you're unsure, pop down to one of our The Ultimate Deck Shop locations, and one of our friendly staff can help you figure out what's right for you.
    2. Choose products that work for what you want to do. Do you value cost over durability? Traction over colour? We will do our best to make sure you get the right product at the right price.

    6 Who Is Building It?

    1. DO IT YOURSELF. If you have the know-how, the tools, and the time, then doing it yourself can leave you with a project you can have pride in, a boost to the value of your home, and a few dollars left in your wallet by not paying someone to install. If you have questions along the way, we're always here to help.
    2. HIRE A CONTRACTOR. your due diligence when hiring a contractor.  For every great contractor out there, there's a bad one. This is a structural project, not a gift box. There is real liability and safety at play here. Interview 1 to 3 contractors. Ask plenty of questions. Trust your gut. Ask us.  We work with many great contractors, and we can recommend them to you. Sadly, we hear the horror stories all the time of unfortunate homeowners who "hired the cheapest guy on Kijiji".  It never works out.
    3. MANAGED INSTALL SERVICE. For those folks who want some extra assurance that everything will be done right, and who want that extra peace of mind, our Managed Install Service provides just that. What makes this service so great?
      1. You work with our Project Manager to ensure the job is scheduled, executed, and completed properly. They are your point of contact and work for YOU.
      2. Our subcontractors have been vetted, and have been approved, to do installs for us.  We do not work with unqualified contractors.
      3. Hands off. If you want this whole thing to just happen without worrying about selecting a contractor, permits, scheduling, and inspections, then this is for you.
      4. You warranty stays with us. If the contractor happens to cease operations, we still back the warranty.
      5. You pay retail for materials, no markup.  And you only pay for the materials used on your project. Extra materials are refunded to you.
      6. Payment options, you can pay with cash, debit, credit card - or even finance the whole project through our flexible financing options.
      7. Trust - this is the biggest one. We act on your behalf and our mission is to leave every customer blown away with their experience. We have brick and mortar stores.  You know where to find us.

    7 Should You Get a Permit
    1. In almost all instances, the answer is yes. While there are some exceptions, most municipalities do require a permit for deck construction (but not for fences).
    2. Permits are the responsibility of the homeowner. If you don't want to get one, that's up to you. We will still provide you the same great sales and service through the process.
    3. Our Permit Service is available for a fee if you'd like to get one, but don't want to deal with the process.

      • REGINA
      • RURAL AREAS Many rural centres use Professional Building Inspections, Inc. to manage their permit process.  Check with your town office to confirm.
      • Prince Albert, Moose Jaw, Lloydminster, Yorkton, Swift Current, North Battleford, Estevan, Warman, Weyburn, Martensville, Melfort, La Ronge, Meadow Lake, Humbolt, Flin Flon, White City, Melville, and other population centres should check with their local town office on the process for obtaining a permit.

    8 Finalize the Purchase
    1. When you're ready to go, finalize our purchase and schedule for delivery.
    2. We would be honoured to supply your projects and help in any way we can.
    3. Our delivery service provides hand delivered materials right to your home OR for an additional small fee, our ambitious team will even walk all your materials to your backyard/jobsite!

    9 Prepare For Construction
    1. Tear down existing deck and/or remove obstacles.
    2. DIAL BEFORE YOU DIG. If any excavating or drilling is to occur, you MUST have your lines marked to avoid danger and/or costly errors. SASK 1ST CALL is a FREE SERVICE.  You may request line locates online or by phone.  They require minimum 48 hours notice in most areas, and the marks are valid for 2 weeks.
    3. If you believe your project will be disruptive to neighbours, give them a heads up. They will appreciate it!

    10 Enjoy the Process
    1. There aren't many things more satisfying that completing that outdoor living project that can bring to much joy to your life.  But remember to enjoy the road there as well. Building a deck can be stressful. Take a deep breath and keep your eye on the prize.
